Please note, this is not personal property coverage; however, you can get a renter’s insurance policy to protect your belongings from your preferred provider. At Modera San Diego there are one-time fees that include an application fee of $64.50 per applicant and a $25 annual parking garage permit paid to Reliant Parking to use the parking garage. There are monthly fees including $1.75 for pest control, $10 for parcels, $65 for pet rent, and parking will range from $85 up to $200 monthly.

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fourth day of each month.
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
